Fisher Arnold conducted a Phase I Environmental Site Assessment (ESA) for an approximately 0.93-acre property developed with three multi-family residential buildings. As part of the assessment, historical research was performed to evaluate past property uses and identify potential environmental concerns.
The review of historical sources revealed that the property was occupied by single-family residences from at least 1904 through 1970. The existing residential buildings were constructed in 1977. The assessment also included a review of deed records and environmental lien information, with no environmental liens identified.
In accordance with ASTM standards, Fisher Arnold evaluated 16 state-regulated facilities located within the required search distances of the property. After a detailed review, none of the surrounding sites were determined to pose a significant environmental risk to the property, and no Recognized Environmental Conditions (RECs) were identified.
The assessment provided the client with a clear understanding of the property’s environmental status and supported informed decision-making for future ownership and development considerations.
