The Forest Hill Heights Small Area Plan represents a strategic initiative by the City of Germantown to realize the economic and development potential of one of the last remaining large tracts of land within the city. Encompassing approximately 200 acres, the site is uniquely positioned along a major arterial corridor with immediate access to Highway 385 and has historically been zoned exclusively for office use.
Led by Looney Ricks Kiss (LRK) in collaboration with ALTA Planning, the multidisciplinary team conducted a comprehensive evaluation of the site’s future development opportunities. The planning effort included recommendations for land use and site design, as well as strategies to enhance both vehicular and pedestrian circulation throughout the area.
In addition, the plan established design standards for streetscapes and open spaces to guide cohesive, high-quality development. Infrastructure improvement recommendations were also developed to support future growth and were aligned with potential Capital Improvement Program (CIP) investments. The result is a forward-thinking framework that positions Forest Hill Heights as a connected, accessible, and economically vibrant destination.
