Fisher Arnold was retained by SMPO Properties, Inc. to provide environmental consulting and planning services for the redevelopment of a 71.5-acre former industrial property in north Memphis, Tennessee. The site, located north of Firestone Avenue, contained several vacant buildings formerly occupied by the Firestone Tire & Rubber Company and had remained largely abandoned for many years.
The client’s vision was to transform the former manufacturing facility into a commercial warehousing development. To support this effort, Fisher Arnold conducted a comprehensive Phase I Environmental Site Assessment (ESA), which included an extensive review of historical environmental reports, previous development studies, and site documentation.
Fisher Arnold also assisted the client in implementing and enhancing an existing Brownfield Voluntary Agreement (BVA), coordinating with the Tennessee Department of Environment and Conservation (TDEC) to develop and secure approval for key environmental and redevelopment plans, including:

The project established a clear path forward for site revitalization while supporting the client’s long-term commercial development goals.
