On behalf of a local bank, F&A completed a combined Phase I and Phase II ESA on an existing Memphis area gasoline station. The Phase I portion of the study was completed utilizing American Society for Testing and Materials (ASTM) standards, Practice E 1527-05.

In addition to the potential threat presented by the long-term gasoline station's use of the subject property, four recognized environmental conditions (RECs) were identified, given that the subject property was a corner location, within a busy urban interchange, with other historical petroleum uses.

A Phase II ESA was completed, whereby soil and ground water samples were collected. Ground water samples indicated that some petroleum impairment had occurred, resulting in a recommendation to contact the State of Tennessee Division of Petroleum Underground Storage Tanks. The study was completed as a pre-loan due diligence process for the bank and it was decided by the bank not to complete a loan for this property.
